They set themselves up as experts and as socially superior people. To get sales they first need listings. To get a listing it is the socially acceptable thing to list your property with his/her agency. You will gain their personal seal of approval.
The estate agent I got my house through asked me so many times when I was going to sell my house that one night I was in a bad mood after eating too much raw garlic, I wrote a letter of complaint to Consumer Affairs. He denied ever asking me but was told all the same not to do it any more. When ever he has made any salutation to me in a public place since, I have just ignored him.
Some years before, his mum who lived in the house next door to me but one to me,accosted me one day and suggested that I might like to sell my house and buy unit that was up for sale near the river. She said how much liked those units so I said if you like it that much, buy it for yourself.

In my experience of estate agents they are lieing cheating scum bags. When we sold our old house , the estate agent was so bad we took him to the ombudsman and it was ruled we did not have to pay the estate agent anything . You do not need any qualification to be one, though it helps if you are dishonest with zero concience. Maybe I was unlucky.

Id agree with that assessment tbh. Ive dealt with 3 for sales and several for rentals and theyve all attempted to stitch me up over something. The worst when i lost my business and the agent acting on behalf of the mortgage company seriously undervalued my house (I found out later as id got connections in the building trade through my business that she was trying to sell it to a building firm cheap because there was 2 acres of garden -obviously development potential). I complained to the mortgage company and demanded they get it independently valued by outside agents which they did and it was valued at 3 times what the original agent had valued it at.
I got a whole tirade of verbal abuse on a phone call from the original agent so i made a formal complaint to the head office. I never found out the result,just got a letter saying the matter had been dealt with via internal disciplinary measures.
I used to have estate agents for neighbours once as well and in casual neighbourly conversation it was quite apparent they used their position and knowledge to exploit personal benefits for themselves when people told them they wished to sell their property. They in effect had advance warning when something they could make a lpt of money on was coming to the market.
Got no time for any of them. Youre not required to use their services and if i were a property owner now i wouldnt use one.

I've only ever dealt with one estate agent. He was a letch (always wanting to show me places on my own) who wore a wig. Enough said?

They certainly manipulate property and rental markets and have a big role in the gentrification of areas that they can see huge earnings potentials in.Leeches and parasites as far as im concerned.

I am not sure what the case is for E-bay UK, but for E--bay Australia you can pay a flat fee for one month whether you sell it or not and can do so as an auction.

If they did nothing, then I hope you returned every expletive you could think of.

I was already dealing with police over my accountant and the gargantuan mess he left me in,i didnt have time for yet another channel of distraction.It took two years to get a fraction of money back and why im living in a trailer,not a house.
Back in the nineties i was looking for property in North Yorkshire and had my details on various agent lists and been to see several. At the time there was a property boom began and the agents were basically conducting a telephone auction with interested potential buyers.Youd make an offer on a property theyd say ok,ring back five minutes later say theyd had several higher offers from London,youd make a higher offer theyd do the same. It was a farce.Properties that were 60 to 80 k were suddenly 250k and more.I stopped looking because i was only wanting the place as a second home as i spentvso much time there and i didnt like the game the agents were playing. When the boom ended they kept ringing offering properties for sale they couldn't move,needless to say i was fairly blunt about telling them where to go. Certainly wouldnt ever trust another estate agent.

To be a Realator (Estate Agent) in America you have to study for and get formal qualifications. Then you need to get a licence to practice. So do your staff, they are professionals.
Over here they are completely unqualified and unregulated. Even worse are letting agents, scum of the earth

At least the law changed on June 1 making up front rental agent fees illegal as they already were in Scotland.They can no longer charge application, credit reference,refencing check,admin/ drawing up contract fees that they were charging.

That's the big one sorted, and long overdue too. Now we need statutory longer minimum tenancy agreements, five years would be fair. But lets not forget, a lot of letting agents are also ripping off the landlords as well, who may not be the fat cat baddies you imagine them to be. People who have had no choice but to rent out the family home because of illness, bereavement, or redundancy and gone temporarily to live with family. Elderly relatives gone into care. Easy pickings for letting agents As a window cleaner I have had letting agents want me to clean the windows on an end of tenancy for £15 and give them a receipt for £45 or "leave it blank" Estate agents are scum but letting agents are lower than scum

Its the agents that make it difficult to rent property pushing the 'no pets no smokers no benefits' and short term let conditions because it restricts availability to the majority and pushes up rents. Student rentals are going through the roof round here. A recession will sort some if it out.
